First steps and safety

Where is the main water shut-off in a typical Utah home?

Often in the basement, in a mechanical room or a closet on the front wall where the line enters, and sometimes beside the water heater. Many homes also have a curb valve near the street that the water utility controls. Find yours before winter and check that it turns; a seized valve is no help at midnight.

Is it safe to walk into a flooded basement?

Not if water is touching outlets, extension cords, a furnace or a powered water heater. Shut off power at the panel only if you can reach it without stepping into water. If you can't, stay upstairs and say so on the call; the crew handles it on arrival. Sewage water calls for boots and gloves at the very least.

Should I start pulling up wet carpet myself?

How long does drying take?

Often three to five days for a room, and longer for hardwood, concrete or other dense materials, which IICRC S500 calls Class 4 drying. Utah's dry air helps once air movers and dehumidifiers are running. Readings are checked on each visit, and equipment comes out only when the materials reach their dry goal.

How soon can mold start after a leak?

The EPA advises drying water-damaged materials within 24–48 hours to prevent mold growth, which is why extraction and air movers come first. A leak that ran unnoticed behind a wall or under a vanity for weeks is a different situation; a mold inspection can map how far the moisture spread.

Is the mold in my basement toxic?

The CDC calls the phrase "toxic mold" inaccurate. Mold can trigger allergy and asthma symptoms in some people, so it's worth dealing with, but it isn't a reason to panic. Per the EPA, patches under about 10 square feet can usually be cleaned by a homeowner, and larger areas need professional help.

Is there a charge just to come out and look?

Winter, sprinklers and snowmelt

How do I keep pipes from freezing during a cold snap?

Keep the heat at 55°F or higher, even while you travel. Open sink cabinets on exterior walls, unhook hoses from outside spigots and know where the main shut-off is. Pipes in exterior walls, unheated garages and crawl spaces fail most often. The frozen pipe guide covers the rest.

Why did water show up in my basement when the sprinklers came back on?

If a line, valve or backflow assembly cracked over winter, the leak appears when secondary water returns in spring, often around mid-April. A broken line beside the foundation can soak through to the basement. Close the sprinkler supply valve and read the blowout and backflow guide.

What can I do about window wells filling with snowmelt?

Keep the drain at the bottom of each well clear, add a cover, and slope the soil and downspouts away from the house. A window well spilling into a basement bedroom is a classic Wasatch Front call in March and again during the May–June runoff. If one overflows, take photos and call for basement flooding cleanup.
